The formula

m² = ft² × 0.09290304  (exact)
ft² = m² × 10.7639104

Exact, because it is the square of the exact 0.3048 meter foot. Area conversions square the linear factor, which is why an eight percent linear error becomes a seventeen percent area error if you use a rough factor.

The number is less comparable than it looks

Converting the unit is easy. Comparing two listings isn't, because countries differ on what floor area includes. Some measure to the internal face of walls, some include the walls themselves, some count balconies at half weight, some include a share of common areas.

So a converted figure tells you what the listing said in another unit. It doesn't tell you the two properties were measured the same way.
